The Bento Box: Issue 6

— Hey guys, quick plug before we start:
First, something serious: OurOtaru Investment Guide & Myoko Investment Guide. We spent half a year on these, they are packed with data and everything you need if you’re considering buying a ski home, in my two favorite towns.
Second, something silly:The YukiHomes Beanie. If you want to look as dumb as me, hit the preorder link, shipping Summer 2026, only making 50 because we are not sure how many people actually want them, so they will be limited. —
This week, I’m focusing on our core area of expertise: Hokkaido (although recently we’ve also been expanding into areas like Kanazawa and Nagano).
I’ve been looking into the new Shinkansen extension currently under construction, and it’s interesting that not many English sources are covering the upcoming stops on the route to Sapporo. The new stations are expected to include Oshamambe (near Pirika Ski Resort), Kutchan (close to the well-known Niseko ski resort), and finally Sapporo.
This development has the potential to bring significant investment opportunities, regional growth, increased tourism, and, hopefully, even population revitalization across these areas.
Another interesting point is that the Shinkansen already reaches Kikonai, which makes it possible to visit from Hakodate as a day trip. Overall, this expansion opens up many possibilities across Hokkaido.
With that in mind, let me introduce the first property, located in one of Hokkaido’s well-known sightseeing areas.
Ingredient #1
-
📍 Location: Hakodate, Hokkaido
-
💰 Price: ¥4,000,000 (~$25,151 USD)
-
🏠 Type: Detached House
-
🛏 Layout: 3LDK
-
📐 Building Size: 75.33 m² (811 sq ft)
-
🌿 Land Size: 91.66 m² (986.6 sq ft)
-
🚍 Access: 5-minute walk to Yachigashira on the Hakodate City Tram
This is a great opportunity to own a home in a peaceful and well-located area of Hakodate. The property is located within a short walk from Hakodate Park and close to the base of Mt. Hakodate where you can take the ropeway to go to the famous observatory. Transportation is very accessible, with the tram station only a 5-minute walk away and the nearest bus stop just 1 minute from the property.
The house itself is generally well maintained, especially considering the price point. While some renovations and updates will be needed, this presents a great opportunity to personalize the space and potentially increase its value. With the right improvements, this property could work well as a primary residence, a holiday home, or even a rental investment.
Overall, this is a solid option for buyers looking for affordability, location, and long-term potential in Hakodate.

Ingredient #2
-
📍 Location: Rankoshi Town, Isoya District, Hokkaido
-
💰 Price: ¥11,000,000 (~$69,165 USD)
-
🏠 Type: Detached House
-
🛏 Layout: 5LDK
-
📐 Building Size: 118.18 m² (1,272 sq ft)
-
🌿 Land Size: 168.89 m² (1,818 sq ft)
-
🚍 Access: 7-minute walk from Rankoshi Station
This property presents a compelling opportunity for buyers looking to enter the highly sought-after Niseko area at a fraction of the typical market price. Located in Rankoshi, just a short drive from Niseko Town, the house is approximately 20 minutes by car from the popular Niseko Annupuri International Ski Area, one of Japan’s premier ski destinations.
Given that many properties in Niseko are currently priced well above $500,000 USD, this home offers excellent value, considering its 5 bedroom layout.
The property itself does require renovations, and buyers should expect to invest in updates across several areas of the home. However, the overall structure and size provide a strong foundation for a renovation project. With the right improvements, this property has the potential to be transformed into a comfortable residence or a high-demand seasonal rental.
Additionally, its proximity to Rankoshi Station adds convenience for access to the broader region, while still maintaining a quieter, more local atmosphere compared to central Niseko.

-
🌿 Land Size: 181.05 m² (1,949 sq ft)
-
🚍 Access: 15-minute walk from Shinoji Station
This is a great opportunity to own a spacious 5 bedroom home within Sapporo City at a very competitive price point. As Sapporo’s real estate market continues to see steady growth (particularly in central areas such as Sapporo Station and Odori) finding a detached home of this size at this price is becoming increasingly rare.
The property offers a more residential and quiet environment while still maintaining access to the city. It is also within reasonable distance of Sapporo Okadama Airport, which can be a convenient advantage for both domestic travel and potential rental use.
One of the key highlights of this property is its condition. Compared to many homes the other two houses I showed, it looks to be well maintained and does not require major renovations, which is a perfect option for buyers looking for a move-in ready option.
