Today, I’ll be focusing on properties in Nagano. Nagano is an excellent area to own a home, as it offers access to numerous ski resorts throughout the prefecture. Some of the most popular include Shiga Kogen, Hakuba Happo-One Snow Resort, Tsugaike Kogen, Iwatake Mountain Resort, and Hakuba Cortina.

Another advantage is its accessibility, Nagano is just about an hour and a half from Tokyo by bullet train, or around a three-hour drive. The prefecture is also home to two major tourist destinations: Karuizawa and Nozawa Onsen, both of which attract visitors year-round.

Nagano is currently the second most requested area among our clients searching for properties, and it’s easy to see why. With its natural beauty, strong tourism appeal, and wide range of homes, it offers great potential for both lifestyle and investment.

So today, I’m bringing you three beautiful houses:

Ingredient #1

  • 📍 Location: Osegi, Iida City, Nagano Prefecture

  • 💰 Price: ¥12,000,000 (~$75,110 USD)

  • 🏠 Type: Detached House

  • 🛏 Layout: 5LDK

  • 📐 Building Size: 157.04 m² (1,690 sq ft)

  • 🌿 Land Size: 250.02 m² (2,692 sq ft)

  • 🚍 Access: 30-minute walk to Kirisato Station on the Iida Line

This home was built in 1974 and, as you can see from the photos, has been lived in until recently. The bathroom, kitchen, and other key areas, such as the washbasin, have already been renovated.

It is located in a quiet residential neighborhood with a school nearby, as well as convenient access to major retail stores and restaurants. Some renovations are still required, particularly updates to wallpaper and flooring in a few rooms, but this presents a great opportunity to customize the space to your liking.

The property is also within driving distance of the beautiful Magome-juku, part of the historic Nakasendo Trail. If you haven’t visited yet, I highly recommend it!

Ingredient #2

  • 📍 Location: Iida, Nagano Prefecture

  • 💰 Price: ¥12,000,000 (~$75,110 USD)

  • 🏠 Type: Detached House

  • 🛏 Layout: 4LDK

  • 📐 Building Size: 125.88 m² (1,355 sq ft)

  • 🌿 Land Size: 596.67 m² (6,423 sq ft)

  • 🚍 Access: 28-minute walk to Kirisato Station on the Iida Line

I know this is in the same area, but I think this house is an incredible value for the price. It has recently been reduced from around USD 85,000, making it an even more attractive opportunity.

Built in 2017, the home is practically new and sits on a generously sized plot which is something quite rare for newer properties. It features a large garden, a wood-burning stove, and four bedrooms, offering both comfort and space.

Like the previous property, it is conveniently located close to a variety of restaurants and shops, with a supermarket just about 1 km away.

Since the house is so new, no renovations are needed—it’s truly move-in ready. It also has great potential as an Airbnb or short-term rental, if that’s something you’re considering.

Ingredient #3

  • 📍 Location: Chikuma, Nagano Prefecture

  • 💰 Price: ¥8,800,000 (~$55,081 USD)

  • 🏠 Type: Detached House

  • 🛏 Layout: 4LDK

  • 📐 Building Size: 111.36 m² (1,199sq ft)

  • 🌿 Land Size: 205.65 m² (2,213 sq ft)

  • 🚍 Access: 16-minute walk to Yashiro Station on the Shinano Railway

Also relatively recently built, this property is located near Oaza, an area many of our clients specifically look for due to its proximity to popular ski resorts.

This four-bedroom home features a bright and open living area, and its south-facing orientation allows for plenty of natural sunlight throughout the day. It is conveniently situated just a 7-minute walk from a supermarket, making daily living very practical.

The property currently includes one parking space, but if needed, the garden could be reconfigured to accommodate two to three cars.

Overall, it’s a charming traditional Japanese home with many everyday amenities within walking distance. Some renovations may be required, but it offers great potential and is definitely worth considering.
