What Makes Buying a Home in Japan so unique?

Half the time I tell someone I help people buy homes in Japan, I get the same response:

“Oh man, if you’re killing it there, why don’t you expand into other countries?”

And I always have to stop them.
First off, I’m not “killing it.”
I’m having a ton of fun, I’m meeting super interesting people, and I love what I’m doing… but I definitely wouldn’t describe it as “killing it.”

Then I explain why there’s not another market on earth like Japan.

When people hear “houses are cheap,” they immediately say:

“Yeah, but homes in Costa Rica… Thailand… Vietnam… Indonesia… those are cheap too.”

And my answer is always two-fold:

1) Japan is a first-world country

With top-tier healthcare, public transit, safety, infrastructure, you know, the actual stuff that matters when you live somewhere.
Those other countries are great, but they are not Japan in terms of consistency, stability, and quality of life.
And that’s not even touching the food, culture, snowboarding, surfing, seasonal beauty, trains, etc.

2) Japan actually needs this investment

When you buy a home in rural Japan, renovate it, hire contractors, pay property taxes, and spend money in the community, you’re not pricing locals out, you’re helping keep towns alive.

In a lot of other countries, foreign buying pushes locals out.
In Japan, the opposite is happening: entire towns are emptying out, and they want new residents.

Then people go, “Okay, but what about Europe? France? Spain? Portugal?”

My answer is simple: there just aren’t the same prices.
Japan’s housing prices are unreal.

I was at an expo in Boston a few weeks ago, and literally every single person who saw our listings had the same reaction:

“You bought a house for how much?!”

We happened to be sitting across from the Subaru booth, so it became the perfect pitch:

“Yeah, that car behind you? Our house was half the price of it.”

That’s the whole point.

There is no other first-world country with:

  • world-leading quality of life

  • insane public safety

  • high-speed trains

  • universal healthcare

  • rich culture

  • beaches + mountains

  • and houses for the price of a used car

There’s only one place like that on earth.

Japan.
